Plus, zooming out shows a bigger picture: home values are up 55% nationally over the past five years, based on data from the Federal Housing Finance Agency. So even if prices level off, there’s still a lot of equity built in.

According to Yahoo Finance and recent Federal Reserve updates, rates are expected to stay in the 6% range through the end of 2025. Rather than trying to time the market, experts recommend making decisions based on your personal situation. A slight shift in rates won’t drastically change affordability—and delaying a move could mean missing out on a home that fits your needs now.
